Why should I get an inspection when shopping for a house?

Your home will likely be the largest purchase of your life, with that being said, it is nearly common practice to hire a trained Home Inspector to thoroughly inspect all of the systems your home is equipped with and check the status on the overall condition of the property with our 500 point inspection. Home Inspectors can save Homeowners thousands by uncovering damages that an un-trained eye cannot detect.

How long does an inspection take?

Our inspectors are ALWAYS allotted a generous time window to not only inspect and collect data during an inspection, but also properly review, and build your customized and comprehensive inspection report. Simply put, our inspectors take as much time as needed to perform his or her duties. Our average inspection takes between 2 and 4 hours to perform.

When should I expect my Inspection Report?

No later than 24 Hours after the inspection was performed! Most commonly, our inspectors publish our final report the day of the inspection, sometimes after hours.

Are you Insured?

Yes, Top Tier Inspections is fully insured. Our insurance covers damages to property, damages or injury to person, errors, and omissions, and professional liabilities. We carry 200% over the recommended industry standard, accounting for over $2.5 million in coverage, protecting not only you, our client, but other parties involved.

How do I print my Inspection Report?

Simply by clicking the "PDF" button on the top right corner of the interactive inspection report.

How secure is my personal information?

Very Secure. Email addresses are never sold or shared, nor will they be used for advertisements- Only important dialogue regarding purchased or performed services. Additionally, all stored client data and credit or debit card transactions are protected to ISO 27001 standards, which far exceed commercially acceptable standards. We have never experienced a data breach and take every measure possible to prevent such events from occurring.

How do you access a vacant house?

Our inspectors are required to pass the extensive vetting of the Georgia Multiple Listing Service (GA MLS) and become GAMLS Affiliates. This gives us trusted access to Supra Lock Boxes, which means no realtors are required to be at the home during the time of the inspection. This helps avoid schedule conflictions with realtors giving us access.

How many Inspectors perform the inspection?

Most commonly, just one Trained and Certified Top Tier Inspector will visit a property. A few instances in which two or more inspectors may inspect a home: If the inspection service includes any Aerial Inspection Services (Drone Inspections), if Radon Testing is included in the inspection (requires returned visit), if the home exceeds 8,000 Square feet of inhabitable living space, or if an inspector is in training.

Are your inspectors screened?

Yes, all Top Tier Inspectors are Drug Tested and Background Checked regularly and randomly. All Top Tier Inspector Applicants must first pass extensive screening prior to being offered employment.
